Living Room Remodeling in the Seattle–Tacoma area
Your living room should be the easiest room in the house to love — light-filled, comfortable, and arranged around the way your family actually gathers. We remodel living spaces across the Seattle-Tacoma area with better flow, built-in character, and warmth that lasts through gray Northwest winters.
The overview
Our approach to living room remodeling
Living rooms fail quietly: a fireplace nobody faces, one overhead bulb fighting the darkness by 4 p.m. in December, walls that box the room off from the kitchen where everyone actually is. Remodeling this space is about diagnosing those failures and redesigning around connection — to people, to light, to the rest of the home.
Our approach blends architectural moves with crafted details. Opening a wall to the kitchen, widening a window toward the view, or vaulting a flat ceiling changes the room's bones; custom built-ins, a redesigned fireplace surround, layered lighting, and quality flooring give it soul. Our in-house 3D design team composes it all on screen first, so you can see your new living room down to the shelf styling before we build it.
As 5th-generation builders, we execute with the finish carpentry standards this most-visible room deserves — clean reveals, crisp trim, and millwork that looks original to a far more expensive house.

A note from Donovan
Your living room remodel, treated like it's our own home.
I'm Donovan. My family has been building across the South Sound for five generations, and every living room remodeling project we take on gets the same promise: an honest budget range, a design you can walk through in photorealistic 3D before we build it, and a crew that treats your house the way we'd treat our own.
You won't be handed off to a call center or a stranger with a clipboard. You'll work with the same family that's earned its reputation one neighbor at a time — and we don't consider the job done until it feels like home.

Why choose us
What sets our living room remodeling apart
Open-Flow Redesign
We remove or reshape the walls separating living, dining, and kitchen zones — engineered, permitted, and finished seamlessly — so the room joins the life of the house.
Custom Built-Ins & Media Walls
Bookcases, window seats, and media cabinetry designed to the inch, taming clutter and giving the room architectural character television consoles never will.
Fireplace Transformations
Dated brick and builder surrounds reborn in stone, tile, or crafted millwork — often with efficient gas or electric inserts that actually get used.
Light Engineering
Larger windows, layered lighting design, and reflective finish palettes that fight back against the Northwest's dark months.
Ceiling & Volume Upgrades
Vaulting, beams, and coffered details that lift a flat eight-foot room into something with genuine presence.
Flooring & Finish Continuity
Hardwood, trim, and paint selections coordinated with adjacent rooms so the remodeled living room elevates the whole main floor.

Living Room Remodeling questions
What does a living room remodel cost?
Finish-focused remodels — flooring, fireplace, built-ins, lighting, paint — typically run $40,000 to $90,000, while projects with structural openings or window changes range higher. We provide a fixed proposal from your approved design, with financing assistance available.
Can you open my living room to the kitchen?
In most homes, yes. Even load-bearing walls can typically be replaced with engineered beams — sometimes fully concealed in the ceiling for a clean, always-been-there look. Renderings show you the opened space before demolition.
Are custom built-ins worth it versus store-bought shelving?
For a room this visible, decisively yes. Built-ins use every inch, hide media equipment and clutter, and read as architecture rather than furniture — consistently among the details buyers and guests notice first.
What can be done with my dated fireplace?
Nearly anything: refacing in stone or large-format tile, a new mantel and surround, extending the treatment to the ceiling, or converting wood-burning to an efficient gas insert. It is the room's natural focal point and usually the highest-impact single upgrade.
How do you brighten a dark living room?
We attack darkness in layers — enlarged or added windows where orientation allows, recessed and accent lighting on dimmers, lighter finish palettes, and open sightlines to adjacent bright rooms. The December difference is dramatic.
How long does a living room remodel take?
Most projects run four to eight weeks of construction depending on structural scope and built-in fabrication, after a design phase of three to six weeks.
