Why Fall and Winter Are the Best Time to Start a Remodel in the Puget Sound
· 2min read · By Home Renovation Design & Build

Most homeowners think about remodeling in the spring, when the light comes back and the house suddenly looks dated. By then, every contractor in King and Pierce County has a full calendar. The families who get the best schedules, and often the best pricing on materials, are the ones who start the process in October, November, and December. Here is why the calendar works that way, and how to use it.
Design and permitting happen indoors anyway
A remodel has two halves. The first is design, selections, engineering, and permits, and it takes six to twelve weeks for a kitchen or bathroom and three to eight months for an addition. None of that depends on the weather. If you begin a design consultation in October, your permit is typically approved by January or February, which puts you at the front of the line for construction when the rain lets up.
Permit counters are also quieter in the winter. The City of Tacoma, City of Federal Way, City of Puyallup, and the Pierce County offices all see their heaviest intake in spring and summer. Submitting in December usually means a faster review.
Interior work is a year-round job
Kitchens, bathrooms, basements, and whole-interior renovations are not weather-dependent. We run interior construction straight through the winter, and the only seasonal consideration is keeping the house warm and dry while a window or exterior door is being swapped, which we schedule around dry forecast windows.
Basement finishing is a particularly good winter project. The work happens entirely below grade, and finishing it in winter means the family room, media room, or guest suite is ready by the time the kids are home for summer.
Additions and exterior work want a spring start
Foundations, framing, and roofing go faster and cleaner in the dry season. That is exactly why additions should be designed in the fall and winter. The home addition process has the longest lead time of anything we build, because structural engineering and permitting alone can take several months. A family that starts design in November typically breaks ground in April or May and is living in the new space before the holidays.
What the off-season gets you
- Your pick of start dates. Our spring and summer calendar fills by February. Winter design clients choose their construction slot instead of taking what is left.
- Calmer selections. Showrooms and suppliers have more time for you, and lead times on cabinetry, windows, and tile are shorter than in peak season.
- Fewer surprises. Winter is when we find the roof leak, the condensation behind the siding, or the crawlspace moisture that a summer walk-through would miss. Better to design around it than discover it mid-project.
- Holiday-proof planning. If you want the kitchen done before Thanksgiving next year, the math only works if the design starts this winter.
How to use the next few months
Start with a free consultation. We walk the house, talk through what you want and what you want to spend, and tell you honestly what is realistic. From there we build a 3D model and a line-by-line proposal so you can make decisions on a screen rather than on a jobsite. You can see how that process works on our FAQ page, or skip ahead and pick a consultation time that works for you.
